Exell Street Multi-Unit Industrial

A multi-unit industrial development on a technically challenging, flood-prone site. Designed for heavy-vehicle access, operational efficiency and long-term resilience. A flexible, functional complex that balances practicality with thoughtful site planning.

Located on a flood-prone zone, this project in Banksmeadow transformed a challenging site into a 14-unit industrial complex with thoughtful design, high function and strong street presence. The design includes:

  • 14 industrial units, each with full truck access
  • A raised site level, so floodwater can flow safely over and through the grounds
  • A sub-floor “tanked” below flood level, with sump and pump-back systems that exceed standard compliance
  • Vehicle paths designed for forward manoeuvring by large rigid vehicles and semi-trailers
  • Parking in the sub-floor, beyond council’s minimum requirements
  • A separate street-facing commercial entry and office area for each unit
  • Established casuarina trees kept at the Exell Street exit – vital habitat for native black cockatoos

Car parking takes up a lot of site area, and the site also had to be raised above flood level. Putting the required parking in the sub-floor did both: it lifted the site, and it freed up the ground for more floor space, making the whole development more efficient.
